This is a newly built detached house in Namiki-cho, Hachioji, a 14-minute walk from Nishi-Hachioji Station on the JR Chuo Line. Completed in December 2025, it is a two-story wooden 4LDK with 101.58 m² of floor area on 99.37 m² of land. It is currently vacant; Kenbiya lists it as a house for rent, but the yield has not been set. Mejirodai Station on the Keio Takao Line is also reachable by a 3-minute bus ride plus a 6-minute walk from the stop.
The site faces a road about 4 m wide on the northwest with a frontage of about 5.7 m. The site plan and LIFULL HOME'S describe the road as Article 42-1-1 of the Building Standards Act, while SUUMO lists it as an Article 42-2 road with the setback already done; either way it is a road that permits rebuilding. The zoning is quasi-industrial (building coverage 60%, floor area ratio 200%), and the site lies within a regulated area under the Act on the Regulation of Residential Land Development and Specified Fill, as well as a building agreement area. The lot is irregular in shape, with the JR Chuo Line tracks behind it to the southeast and a passage about 2 m wide outside the site to the southwest.
The assessed value is the sum of about 13.41 million yen for the land and about 22.35 million yen for the building, or 85.6% of the 41.8 million yen price. For the route price we adopted 135,000 yen/m², the most common value among Namiki-cho's block roads, up 12.5% in two years from 120,000 yen in 2024. The northern road the property directly faces is 120,000 yen/m²; using that value, the ratio is 82.0%.
Since the Kenbiya listing has no photos, we checked on-site photos and the lot plan in SUUMO's listing of the same property. The site and parking space are level with the front road, and there is no retaining wall or stair access. The property has been listed on LIFULL HOME'S since March 2026. A Yaoko supermarket, a drugstore and a convenience store are within 500 m in a straight line.
