How We Checked This Property
Because the listing gave no road access or zoning information, we checked the spread of road prices in Asahicho 2-chome on four sheets of the 2026 road price map and reviewed the seven listing photos of the building and its surroundings.
What We Could Not Confirm
- The listing gives no road frontage details (road type, width, length of frontage), and no photo shows the front road. Whether the lot is flag-shaped behind the passage beside the building, and whether the house can be rebuilt, needs to be checked with the lot plan, the cadastral map and the ward office.
- Zoning, building coverage, floor-area ratio and private-road burden are not in the listing and have not been confirmed.
- Nerima Ward sets a minimum site area for each zoning district, and the 61.88 m² site may fall below it. Whether the site is exempt as an existing site needs to be confirmed with Nerima Ward.
- Because the lot number is not disclosed, the road price of the road the property faces is an estimate. Road prices in Asahicho 2-chome range from 280,000 to 410,000 yen/m².
- The height difference from the front road and whether there are retaining walls on the boundaries not shown in the photos could not be determined.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A two-storey wooden detached rental house in Asahicho 2-chome, Nerima Ward, a 13-minute walk from Chikatetsu-Narimasu Station on the Tokyo Metro Fukutoshin and Yurakucho Lines and a 16-minute walk from Narimasu Station on the Tobu Tojo Line. The listing does not give a lot number, so the location is known only down to the chome. The listing names no nearby facilities, so we searched OpenStreetMap, checked each shop's address against store information, and list only shops inside Nerima Ward. Measured in a straight line from the centroid of Asahicho 2-chome, 7-Eleven Nerima Asahicho (Asahicho 1-chome) is about 820 m away, Nitori Narimasu and Marugame Seimen Nitori Narimasu in Asahicho 3-chome are both about 0.9 km away, and Komeda Coffee Nerima Doshida (Doshida 1-chome) is about 1.1 km away. More supermarkets and restaurants are clustered on the Narimasu side (Itabashi Ward) near the stations.
The building is a two-storey wooden house built in March 1976 (50 years old), a 3DK with a floor area of 62.96 m² and about 31 m² on each floor. The land is 61.88 m² (per the public register), freehold, with the land category of residential land. It is currently rented and sold with the tenant in place (owner change); the expected monthly rent is 100,000 yen (1.2 million yen a year) and the gross yield is 8.00%. The transaction is brokered, handled by Riaru Co., Ltd. (株式会社リアール, Chuo Ward, Osaka). The same property is also listed on Rakumachi, where it was first registered on March 21, 2026, so it has been on the market for about six months (the Kenbiya listing was registered on September 22, 2026).
⚠️ Road access for this property has not been confirmed. The fields for road frontage, zoning, building coverage, floor-area ratio and private-road burden are blank on both Kenbiya and Rakumachi, and none of the seven listing photos shows the front road. The exterior photo was taken from a passage about 1 m wide beside the building, so the width and type of the front road, the height difference from the road, and whether the lot is a flag-shaped lot behind the passage cannot be judged. The price of 15 million yen is below even the total road-price value of the land calculated at the lowest road-price band in Asahicho 2-chome (280,000 yen/m², about 17.33 million yen), so restrictions such as the house not being rebuildable, access only via a passage, or no share in a private road may simply be missing from the listing. In addition, Nerima Ward sets a minimum site area for many zoning districts; because the zoning is unknown this cannot be confirmed, but the 61.88 m² site may fall below that minimum. Sites that existed before the rule took effect can be exempted, but whether this site qualifies needs to be confirmed with Nerima Ward.
On the valuation side, we take the 2026 inheritance-tax road price as 370,000 yen/m², up about 12.1% over three years (330,000 → 350,000 → 370,000). Because the lot number is not disclosed, we used the most common value in the central-to-eastern part of the chome, which is consistent with the walking times to the stations. The assessed ratio against the 15 million yen price is about 152.6%, and even at the lowest band in the chome (280,000 yen/m²) it is about 115.5%. The building is 50 years old and past the 22-year statutory useful life for wooden buildings, so its assessed value is zero and the entire assessed value comes from the land. However, because road access, whether the house can be rebuilt and the minimum site area have not been confirmed, whether a land valuation at the road price holds needs to be checked with the lot plan, the cadastral map and a road survey at the ward office.
