This is a detached rental house in Meguritacho 4-chome, Higashimurayama, Tokyo. The nearest station is Musashi-Yamato on the Seibu Tamako Line, a 10-minute walk. According to the listing, Higashimurayama Municipal Megurita Elementary School is about 400 m away, Higashimurayama Daiyon Junior High School about 780 m, 7-Eleven Higashimurayama Meguritacho about 510 m, and Lawson Seibu Musashi-Yamato Ekimae about 750 m. The listing names no supermarket or restaurants, so we used OpenStreetMap positions and measured straight-line distances from the centroid of Meguritacho 4-chome (not from the property): the Chinese restaurant 一翠 (Noguchicho 3-chome) is about 390 m, the Indian restaurant BIHANI (Meguritacho 3-chome) about 700 m, and Big-A Higashimurayama Noguchicho about 740 m. ⚠️ The listing gives no street number or map position; we only narrowed the location to an area about 450 m square from the facility distances in the listing.

We used the 2026 (Reiwa 8) route price of ¥150,000/m² (leasehold ratio D). Local roads in Meguritacho 4-chome range from ¥135,000 to ¥155,000/m², and we took the most common value, ¥150,000/m² (strips along arterial roads and Sakai-dori were not used). Because the lot's position is not identified, the assessed ratio would be about 93.7% at ¥145,000/m², about 100.2% at ¥155,000/m², and about 87.2% even at the district's lowest ¥135,000/m². On the same route the price moved from ¥145,000 (2024) to ¥145,000 (2025) and ¥150,000/m² (2026), up about 3.4% over two years. ⚠️ We measured the access strip of the flag-shaped lot, about 17.02 m², from the site plan and deducted it, assessing an effective lot of 122.77 m² (assessed ratio about 96.9%). Without the deduction the ratio is about 110.4%. The wooden building is past its useful life, so its assessed value is zero.
In the photos, a concrete retaining edge about 0.65–0.8 m high, topped with plants, runs along the neighbor's side of the gravel path in front of the entrance. The south lawn is level with the house, which stands apart from both neighbors. However, the listing has no photo of the front road, and the entrance of the access strip (where it meets the public road to the east), the east boundary, and the far ends of the west and south boundaries are not visible in the photos. Given the old seismic standard, the wooden structure and the 2 m-frontage flag-shaped lot, the building's condition, rebuilding conditions and on-site height differences need to be confirmed with the agent or on site.
