We counted the road price bands of the local streets in Goko-Nishi 2-chome across four sheets of the 2026 road price map, used the lot plan to confirm this lot's position and setback, and checked the level differences around the lot with site photos of the same development.
What We Could Not Confirm
- The building is not yet finished, so its exterior and finish after completion have not been checked. Completion is scheduled for October 2026, and handover is "negotiable". The site photos were taken between the foundation work and the framing stage.
- The lot plan shows a cross-hatched strip along the east boundary (a zoning boundary), but the plan alone does not tell whether it is a block wall or a structure. The photos and elevation data showed no retaining wall, but it needs to be checked on site.
- According to the lot plan, the road in front is a 3.6 m wide Article 42-2 road with a 0.18 m setback (another listing says "road width 4 m"). How the setback strip is handled, and whether the listed area is the post-setback area, should be confirmed with the agent.
- We did not pin down the exact lot number, and we assume the local street the lot faces has a road price of 110,000 yen/m². If it is in the lowest band in the district, at 105,000 yen/m², the assessed ratio would be 82.77%.

This is a newly built detached house (not yet completed) in Goko-Nishi 2-chome, Matsudo, Chiba: house No. 2, the middle lot of a three-house development. House No. 3 on the same development is listed in a separate article (property ID P0632). It is a 9-minute walk (720 m; another listing says 10 minutes) from Goko Station on the Keisei Matsudo Line. The listing photo captions give distances from the development to Matsudo Daiyon Junior High School (650 m), Matsuhidai Elementary School (950 m), Matsuhidai Nursery School (1,140 m) and Goko Hospital (1,930 m). We added shops and restaurants from OpenStreetMap. In straight-line distance from the development's map position: the convenience store Lawson about 350 m, the supermarket Jason about 540 m, Belx Matsuhidai about 620 m, and for dining, the monjayaki restaurant Chocobi-tei about 190 m, Hakata Nagahama Ramen Moriya about 300 m and the Chinese restaurant Eifukuen about 340 m (all in Matsudo; these are not walking distances).
The land is 131.89 m² and the building is a 113.85 m² two-story wooden house (conventional post-and-beam) with a 3LDK plus storage room layout. The lot plan shows side-by-side parking for two cars on the west side of the lot (not a built-in garage). It is in a Category 1 low-rise residential zone with a 50% building coverage ratio and a 100% floor area ratio, inside the urbanization promotion area, and landscape regulations are also noted. It has public water, public sewer and city gas, with no private-road share. It is a ready-built new house, not land sold with a building condition. The building is not finished: completion is scheduled for October 2026 and handover is negotiable. Its exterior after completion has not been checked. The only images in this listing are a floor plan and a lot plan, so we judged the site from photos of the same development taken between the foundation work and the framing stage.
⚠️ The lot faces one road, on the west. The lot plan labels it a 3.6 m wide "Article 42-2 road" under the Building Standards Act and shows a 0.18 m setback. The listed land area of 131.89 m² is the area after the setback. Another listing for the same development gives 132.95 m² for this lot, which is the area before the setback; the difference almost matches the 0.18 m setback times the roughly 6.3 m frontage, so we made no further deduction. The lot is a regular shape, about 6.3 m wide and 20 m deep, not a flag-shaped lot. It is at almost the same level as the road in front, and the lots of house No. 3 to the north and house No. 1 to the south are flat. The east boundary of the lot is a zoning boundary, and the land to the east is a Category 1 residential zone. Along it stand the walls of a single-story warehouse- or garage-like building on the neighboring lot, and the lot plan shows a cross-hatched strip there. The photos and elevation data showed no retaining wall, but the plan alone does not tell what the strip represents.
Based on the road price of the local streets in Goko-Nishi 2-chome and a valuation of the building as a new wooden house, the assessed value is 84.18% of the 46.99 million yen asking price. We used 110,000 yen/m², the most common value on the local streets in the district (92,000 yen in 2024, 100,000 yen in 2025 and 110,000 yen in 2026). We did not pin down the lot number, so if the lot faces a street in the lowest band in the district, 105,000 yen/m², the ratio would be 82.77%. Because the building is not finished, we used the scheduled completion month, October 2026, as its build date. The listing gives no yield or expected rent. House No. 3 on the same development is priced at 45.99 million yen and house No. 1 at 46.99 million yen. Before considering this house, check its condition after completion and the meaning of the strip on the east boundary on site and with the agent.
