This is a pre-owned detached house in Koremasa 2-chome, Fuchu, Tokyo, an 8-minute walk from Kyoteijo-mae Station on the Seibu Tamagawa Line, 11 minutes from Tamareien Station on the Keio Line, and 18 minutes from Higashi-Fuchu Station on the Keio Line. It is one of 25 houses in a subdivision and fronts a 6 m-wide public road on the south, with no private-road burden. That road is a frontage road of the Chuo Expressway, and across it is the embankment of the Fuchu Smart IC ramp. Because the house faces the expressway, noise and traffic should be checked on site.
The asking price is 61.8 million yen. It is a two-story wooden house with a 4LDK layout (LDK of 17.5 tatami), built in December 2023, with 128.39 m² of land and 101.14 m² of floor area (both registered figures), held as freehold. The zoning is Category 1 Exclusively Low-Rise Residential (building coverage 40%, floor area ratio 80%), with a height control district, a minimum lot size, shadow regulations, and an Article 22 fire-prevention designation. There is outdoor parking for two cars on the lot; no garage is included in the floor area. It has TES floor heating in the living/dining room, a delivery box, and a video intercom, and is served by public water, public sewer, and city gas. The house is currently occupied, so viewings need to be scheduled.
For the 2026 route price, we used 240,000 yen/m², the most common value on the local streets of Koremasa 2-chome (225,000 yen/m² in 2024 and 230,000 yen/m² in 2025). The section of the frontage road the house faces is 245,000 yen/m², one step higher. The building is valued with 20 of the 22-year statutory useful life for wooden structures remaining, and the combined land and building assessment comes to about 82.6% of the price. With a representative value of 235,000 yen/m² it would be about 81.6%, 80.5% at 230,000 yen/m², and 79.5% at 225,000 yen/m², so the margin against the choice of route price is not large.
In the three on-site photos (one exterior, two of the front road), the lot is at the same level as the road, with only a curb-height step and no stairs to the entrance. A tall concrete retaining wall runs along the opposite side of the road, but it belongs to the expressway embankment, not to this lot. The neighbors to the east and west are at the same ground level, and for the north (rear) boundary, which does not appear in the photos, GSI elevation data shows no step of 1 m or more. Some photos, such as the built-in garage, are the seller's sample images and do not show this property.
