We read the local streets of Nijusseikigaoka Toyamacho on the 2026 road price map, and checked the height of the walls at the strip entrance and the ground levels of the site using the eight listing photos, the lot plan and GSI elevation data.
What We Could Not Confirm
- The height of the soil retained by the walls on both sides of the strip entrance is an estimate of about 0.75–0.9 m from photos. Because it is close to 1 m, the height needs to be checked on site.
- The old house is handed over as is, and the listing does not give its year of construction, floor area or structure, or how demolition costs would be handled.
- The lot number is not disclosed. The road price for the road in front is the value of the local street estimated from the SUUMO map position and aerial photos (almost all local streets in the town have the same value).

The 200.11 ㎡ registered site includes a 30.5 ㎡ access strip (the "pole"), about 2.5 m wide and about 12.2 m long, which connects the lot to a public road about 6 m wide on the southeast. The strip is a gentle upward slope from the road with no steps. Both sides of the strip are lined with block walls on the boundaries with the neighboring lots, and near the road entrance these walls hold back the neighbors' soil. From the listing photos we estimate the height of this retained soil at about 0.75–0.9 m. That is below 1 m but close to it, and because it is an estimate from photos, the height needs to be checked on site.
A plot of land for sale in Nijusseikigaoka Toyamacho, Matsudo, a 19-minute walk (1,510 m) from Kitakokubun Station on the Hokuso Line. Bus access is also available: 20 minutes by bus from Matsudo Station on the JR Joban Line to the Nashimotocho stop plus a 2-minute walk, or 9 minutes by bus from Akiyama Station on the Hokuso Line to the Jingamae stop plus a 4-minute walk. The site is in a Category 1 low-rise exclusive residential zone (50% building coverage, 100% floor area ratio), freehold, with a registered land category of residential land, and there is no building condition. An old house stands on the land and will be handed over as is. There is no private road burden, and the listing says the strip can be used as a parking space for two cars in tandem (depending on the car). Public water, public sewer and city gas.
The land is valued at the 2026 road price of 140,000 yen/㎡ (leasehold ratio D). On the road price map almost all local streets in Nijusseikigaoka Toyamacho are 140,000 yen/㎡, and the same route rose from 115,000 to 125,000 to 140,000 yen/㎡ over three years. The valuation uses an effective lot area of 169.61 ㎡ after deducting the 30.5 ㎡ strip, giving an assessed ratio of about 108.9%. Without the deduction, using 200.11 ㎡, it would be about 128.5%. The old house is not included in the valuation. Using 135,000 yen/㎡, which appears on a few streets in the town, gives about 105.0%, and even the 2025 value of 125,000 yen/㎡ gives about 97.3%.
In the eight on-site photos, the rear lot (garden and old house) is flat and separated from the surrounding lots by low block walls and fences, with almost no difference in ground level.
