The nearest station is Hakonegasaki on the JR Hachiko Line, a 16-minute walk (the listing table says 16 minutes and the Point section says 15; we show the longer figure). It lies in a Category 1 low-rise exclusive residential zone (building coverage 40%, floor area ratio 80%) within the urbanisation promotion area, and faces a 5.00 m public road to the east. Measured in a straight line from the point obtained by geocoding the listed lot number (Ishihata 1679-9) with the GSI address search (within about 10 m of the map coordinates on Rakumachi), nearby places include Teuchi Soba & Udon Sashidaya (about 250 m), 7-Eleven Mizuho Musashi (about 400 m), Drugstore Seki Mizuho (about 420 m), Ramen Yamaokaya (about 440 m), Uobei Mizuho (about 460 m) and Japan Meat Seisenkan Mizuho (about 680 m) (OpenStreetMap; all within Mizuho).
The price is 71.8 million yen. The land is 557.38 m² (registered area) and freehold, and the building has a total floor area of 313.00 m² and was built in July 2011 (15 years old). There are six units, three 1LDK and three 2LDK (44.73–56.31 m²), each with a separate bath and toilet, an independent washbasin, bath reheating and a bathroom dryer, and parking is available. It is currently fully occupied, with an expected annual rent of 5,527,200 yen (460,600 yen per month) and a gross yield of 7.69%. The listing's Point section gives 5,572,200 yen instead, which conflicts with the table; we show the table figure because it is consistent with the stated yield. The listing notes that the price is negotiable.
The assessed ratio is about 91.1%. For the route price we used 78,000 yen/m² (leasehold ratio D), the most common value on the local streets in the area the property belongs to (north of Ome Kaido), on the FY2026 route price map. The road the property faces to the east is also 78,000 yen/m²; it rose from 75,000 yen (FY2024) to 77,000 yen (FY2025) and 78,000 yen/m² (FY2026), about 4.0% over two years. Even at 70,000 yen/m², the lowest band in the area, the ratio would be about 84.9%.
