How We Checked This Property
We checked the FY2026 route price map, the listing photos, and GSI elevation data and aerial photos to confirm the representative route price, height differences around the site, and the gap between the listed land area and the size of the flat part.
What We Could Not Confirm
- There is no photo of the western (rear) boundary, so whether there is a retaining wall or cliff, and the retained height (difference in ground level with the neighbouring land) if there is a wall, have not been confirmed. An on-site check or an inquiry to the broker is needed.
- The flat part in aerial photos (about 15 m deep) does not match the listed land area of 307.64 m² with a 7.4 m frontage, so part of the site may extend into the wooded slope. The extent and shape of the site should be checked against the land register and survey map.
- Because the site is in a Residential Land Development Regulation Area, installing or repairing retaining walls and cutting or filling land may require a permit. The listing does not say whether cliff-related building rules would apply when rebuilding; this needs to be confirmed with Chiba City.
- The only site photo is one exterior view from the front road, so the condition of the side and rear walls and the foundation cannot be judged from the listing.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
⚠️There is no photo of the western (rear) boundary of this property, so its condition has not been confirmed. GSI elevation data show a wooded slope about 5 m high (a small valley) descending behind the site, so there may be a retaining wall or a cliff at the boundary. Whether there is a retaining wall and, if so, its retained height (the difference in ground level with the neighbouring land, and whether it is 1 m or more), and whether there is a cliff, need to be confirmed on site or by asking the broker. The listing's legal restrictions field mentions a "Residential Land Development Regulation Area" (there is no mention of the cliff ordinance). ⚠️There is also a question about the land area. In aerial photos, the flat part of the site is only about 15 m deep from the road to the edge of the woods, which does not fit the listed 307.64 m² with a 7.4 m frontage, so part of the site may extend into the wooded slope to the west. We assessed the listed area, but even if only the flat part, estimated at about 200 m², is counted, the assessed ratio is about 94.6%. The eastern (front road), northern and southern boundaries were confirmed from photos and elevation data to have no steps or retaining walls.
This is a two-storey wooden second-hand house in Kaizuka 1-chome, Wakaba Ward, Chiba City. The nearest station is Sakuragi on the Chiba Urban Monorail, a 14-minute walk, and Tsuga Station (JR Sobu Main Line and monorail) is a 17-minute walk. The site has 7.4 m of frontage on a 6.0 m public road to the east and straddles Category 2 and Category 1 residential zones (building coverage 60%, floor area ratio 200%, urbanisation promotion area). According to the SUUMO listing, distances from the property are about 350 m to 7-Eleven Chiba Sakuragicho Kita, about 450 m to Welcia Chiba Sakuragi, about 900 m each to York Mart Tsuga and Maruetsu Shin-Tsuga, about 120 m to Yatsugami Park and about 600 m to Kaizuka Junior High School. For restaurants, measured in a straight line from the listing's map coordinates (property location), Yamada Udon is about 230 m, Ramen Fukutake about 390 m and Akaushitei Sakuragi about 500 m away (OpenStreetMap; all within Wakaba Ward).
The price is 14.8 million yen. The building was completed in October 1983 (43 years old) and is a 5SLDK+SK with a total floor area of 143.87 m², including a soundproof room. There are two kitchens, but the upstairs kitchen has only a gas outlet and no stove. It has two toilets, bath reheating, a video intercom, parking for two cars, and a garden, wooden deck and terrace. Public water, public sewerage and city gas are connected. The house is currently vacant and has been professionally cleaned; the handover date is negotiable. The land is 307.64 m² (registered area, about 93 tsubo), freehold, with no private road burden.
The assessed ratio is about 145.5%. For the route price we used 70,000 yen/m² (leasehold ratio D), the most common value on the local streets of Kaizuka 1-chome on the FY2026 route price map, and estimated that the road the property faces to the east is in the same band. The same route rose from 64,000 yen (FY2024) to 66,000 yen (FY2025) and 70,000 yen/m² (FY2026), about 9.4% over two years. Even at 68,000 yen/m², the lowest value in the chome, the ratio would be about 141.3%. The building is a 43-year-old wooden structure past its 22-year statutory useful life, so its assessed value is zero and the valuation rests on the land alone. The condition of the western boundary and the extent of the site described at the top are therefore the premises of this valuation.
