How We Checked This Property

Taking the tender's minimum sale price as the basis, we counted the local roads of Miyoshicho 3-chome on the FY2026 rosenka maps and checked the site with three listing photos, the lot plan and GSI elevation data.

Listing check

The listing describes this as a tender sale, and the listed ¥5 million is the minimum sale price. Bidders view the site and bid on a designated form, and the highest bidder obtains the right to negotiate, so the contract price may rise. The assessed ratio here uses the minimum price as the denominator and is an upper bound: above a winning bid of about ¥5.86 million it falls below 100%, and above about ¥7.32 million below 80%. Locating the road price

Counting local roads in Miyoshicho 3-chome on the FY2026 rosenka maps (sheets 59055, 59056 and 59073), ¥300,000/m² appears on 8 segments, the most common value, so we adopted it (leasehold ratio D). The roads the lot faces, Bamba-kitaura-dori and Bubai-dori, are higher at ¥370,000–390,000/m², but we gave priority to the chome's representative value. The band along the old Koshu Kaido was excluded. The road used rose from ¥275,000 (2024) to ¥290,000 (2025) and ¥300,000/m² (2026). Even the chome's lowest value, ¥245,000/m², gives about 95.7%.

Effective land area

On-site check from photos

We reviewed three on-site photos on SUUMO and the lot plan. It is a corner lot at a signalized intersection, where a block wall about 1.1 m high surrounds a shrine with a torii gate. The site is almost level with the sidewalk, and the wall does not retain soil. The boundary wall with the southwest neighbor (about 1.5 m) shows no ground-level difference on either side, and GSI elevation data shows height differences of 0.4 m or less around the site. There is no stairway access and the lot is not flag-shaped.

Rights and restrictions

A shrine with a torii gate stands on the site, and SUUMO shows it as "old house included". Removal or relocation may require coordination with those involved, and because the land category is forest, a change of category is needed before building. At 5.90 tsubo with 60% coverage, the building footprint would be about 11.7 m². The price being below the total road-price value (about ¥5.86 million) likely reflects these circumstances and the fact that the listed price is the tender minimum.
