How We Checked This Property
Rather than relying on the listing alone, we counted the local-street route prices of Sakaecho 2-chome on five FY2026 route price maps and checked the road frontage, zoning and type of sale against the lot plan, seven site photos from SUUMO and several listings for the same development.
What We Could Not Confirm
- House-and-land or land only: another company's SUUMO listing states that plots 2, 3 and 4 are sold as land only, which conflicts with the Kenbiya and Towa House listings that include a house. If it is sold as land only, the building portion of the assessment no longer applies and the price may change, so this needs to be confirmed with the agent.
- The 5 m road the property faces has no FY2026 route price. If a route price (specific route price) is set for it in future, the assessed ratio will change with that value (about 79.6% at 225,000 yen/m²).
- The zoning boundary runs near the northwest corner, and the lot plan does not make clear whether part of the site falls in the Category 1 Medium-to-High-Rise Exclusive Residential Zone. The building coverage and floor area ratios need to be confirmed with Tachikawa City.
- The site photos were taken at the land-grading stage before construction and come from another company's listing for the same development. The appearance and finish of the completed house could not be checked.
- Kenbiya lists the property as a detached rental house, but the yield and expected rent are undecided. Parking is listed only as "available", and the number of spaces cannot be read from the listings.

About This Property
This is Unit 3 of a new eight-home development in Sakaecho 2-chome, Tachikawa, a 20-minute walk from Tachihi Station on the Tama Toshi Monorail. Buses also serve the area: the Sakaecho Nichome stop, 15 minutes by bus from JR Tachikawa Station, is a 3-minute walk away, and the Kamibenten stop, 8 minutes by bus from Kunitachi Station on the JR Chuo Line, is a 6-minute walk away. The listing puts Tachikawa Municipal Minamisuna Elementary School 350 m away, and another listing for the same development gives LaLaport Tachikawa Tachihi as a 16-minute walk.
The house is a two-storey wooden 3LDK+S (S = storage room) with a total floor area of 95.58 m². It is scheduled for completion in December 2026 and is not yet finished (SUUMO gives completion in November and handover in late December). The land is a freehold plot of 122.08 m² in a Category 1 Low-Rise Exclusive Residential Zone (40% building coverage, 80% floor area ratio), with parking. According to the lot plan, it is a regular-shaped plot that meets a 5 m-wide road on the northeast (a road under Article 42(1)(ii) of the Building Standards Act) with a frontage of about 6 m plus a corner cut; it is not a flag-shaped lot (the two-car tandem driveway along its north side belongs to Unit 2). On the lot plan, the boundary with a Category 1 Medium-to-High-Rise Exclusive Residential Zone (60% building coverage, 200% floor area ratio) runs near the northwest corner of the site. Kenbiya lists it as a detached rental house, but the yield and expected rent are shown as "to be determined".
The 5 m road the property faces has no route price on the FY2026 route price map, so we use 235,000 yen/m², the most common value on the local streets of Sakaecho 2-chome, as the representative value. The same route rose from 210,000 to 220,000 to 235,000 yen/m² over three years. The combined assessed ratio for the land and the new house is about 81.6%. ⚠️ The margin is narrow: using the 240,000 yen/m² of the existing road to the east gives about 82.6% and 230,000 yen/m² gives about 80.6%, but 225,000 yen/m² gives about 79.6%. This could happen if a route price (specific route price) is set for the road in front in future at 15,000 yen/m² or more below the adjacent 240,000 yen/m².
⚠️ The listings disagree on whether this is a house-and-land sale or a land-only sale. Kenbiya and the SUUMO listing by Towa House treat Unit 3 as coming with a house (with a building confirmation number) at 60.9 million yen, but the SUUMO listing by another company handling the same development (Saikyo Home) states that plots 2, 3 and 4 are sold as land only. If it is sold as land only, the building portion of the assessment (about 21.03 million yen) no longer applies and the price may also change, so this needs to be confirmed with the agent. The house is not yet built, and the Kenbiya listing has no site photos. Site photos in the SUUMO listing for the same development (Towa House) show a flat, graded vacant plot level with the road in front; the edging on the neighbouring boundaries appears to be under 0.5 m high, and we saw no retaining walls or stepped access. Distances to nearby facilities are straight-line distances from the map coordinates of the development in the SUUMO listing (OpenStreetMap).
