How We Checked This Property
We checked four sheets of the 2026 route price maps, the two listing photos, the registry office map and GSI elevation data to confirm the route price band, the size of the flag-pole strip, and the ground levels around the lot.
What We Could Not Confirm
- The pole width and length are not listed; we estimated them from the registry office map (pole 27.04㎡, effective area 81.52㎡, 84.7%). The ratio stays at 80% only while the pole is up to about 33.1㎡ (effective area 75.42㎡), so if the estimate is off the ratio moves around 80%. The survey drawing or cadastral survey map should be checked.
- Other parcel combinations are also possible on the registry office map; if the pole section is larger, the ratio would fall further. The lot numbers making up the site should be confirmed with the seller.
- The south road, the entrance of the pole and the north boundary are not shown in the photos; level differences there are based on elevation data.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A whole apartment building, "NeedKamiitabashi", in Kami-Itabashi 2-chome, Itabashi Ward, Tokyo, a 9-minute walk from Kami-Itabashi Station on the Tobu Tojo Line. It is a flag-shaped lot whose 2.0 m frontage meets a 6.0 m public road on the south side; the ground is flat and there is no private-road burden. Zoning: Category 1 residential (60% building coverage, 200% floor area ratio).
⚠️The width and length of the flag pole (the narrow access strip leading to the road) are not given in the listing. Using the registry office map, we estimated the pole to be a separate strip-shaped parcel (27.04㎡) that touches the road for about 2.2 m, and assessed the land on an effective area of 81.52㎡ after deducting it from the 108.56㎡ registered area. The 84.7% assessed value ratio rests on this estimate: with a pole of about 24.2㎡ it would be 86.9%, with no deduction 105.5%, and it falls below 80% if the pole exceeds about 33.1㎡ (effective area 75.42㎡). If the estimate is off, the ratio moves around the 80% level.
The building is a two-storey light-gauge steel structure completed in January 2020, with 82.18㎡ of floor area and two 1LDK units (39.00–40.34㎡ each); there is no parking. It is fully let, with expected annual rent of 2.7 million yen and a gross yield of 4.51%, sold directly by the owner. The 2026 (Reiwa 8) route price is 460 thousand yen/㎡, up 27.8% in two years from 360 thousand yen/㎡ in 2024. The representative value is the most common block-road value in the chome, 460 thousand yen/㎡; using the band on the south road the property faces (450 thousand yen/㎡) gives 83.3%.
The listing has only two photos, an exterior shot and a floor plan; no retaining wall or step is visible in the exterior. The road side and north boundary, which are not shown, were checked with GSI elevation data: the difference between the road, the pole, the lot and the neighbours is at most about 0.5 m. Nearby facilities, as straight-line distances from the centroid of Kami-Itabashi 2-chome (OpenStreetMap), include Ministop about 120 m, Hotto Motto about 280 m, and Doutor Coffee Shop, Gyoza no Ohsho and Tomod's drugstore each about 290 m; all five are within Kami-Itabashi 2-chome.
