About This Property
A 39.8 million yen new-build detached house in Maegasaki, Nagareyama City, Chiba, a 15-minute walk from Kita-Kogane Station on the JR Joban Line. Land 136.01 sqm (registry, about 41 tsubo), building 109.72 sqm, wooden two-storey, due for completion in November 2026. It is unfinished, with handover negotiable.
The assessed ratio is 96.5%: 14.28 million yen for the land and 24.14 million yen for the building, 38.42 million yen in total. The inheritance-tax roadside land value for fiscal 2026 is 105,000 yen/sqm (roadside value map 09271). The building is calculated at the wooden replacement unit price of 220,000 yen/sqm over a 22-year statutory life, and being new it carries the full 22 years. The roadside value has risen 20.7% in two years: 87,000 yen in 2024, 97,000 in 2025 and 105,000 in 2026.
Nagareyama still has large urbanisation control areas, so we first checked whether this is a multiplier area. This residential area does carry roadside values, consistent with the listing's urbanisation promotion area and Category I Residential zoning.
Maegasaki spans four roadside value map sheets (09014, 09015, 09267 and 09271). With no lot number published we could not calibrate by coordinates: the Geospatial Information Authority's address API returns only the centroid of the parent lot for Maegasaki, and using the lot annotations printed on the sheets as calibration points reversed the east-west sign, so we did not adopt them.

Measuring 60 m squares around the residential area of Maegasaki (near lots 540 and 673, along the streets shown on sheet 09271) gives relief of 2.7 m and 3.5 m, with height differences within 20 m generally under 1 m — a flat plateau. However, around the centroid of Maegasaki (the valley slope towards the Sakagawa) relief reaches 15.2 m over 60 m, so the town is not uniformly flat. With no lot number published we could not measure the ground of this site itself.
