About This Property
A 39.99 million yen new-build detached house in Onanminami 2-chome, Funabashi City, Chiba, a 15-minute walk from Misaki Station on the Keisei Matsudo Line. Land 138.68 sqm (registry, about 42 tsubo), building 108.47 sqm, wooden two-storey, completed August 2026. It is recorded as unfinished, with handover negotiable.
The assessed ratio is 84.3%: 9.85 million yen for the land and 23.86 million yen for the building, 33.71 million yen in total. The inheritance-tax roadside land value for fiscal 2026 is 71,000 yen/sqm (roadside value map 06055). The building is calculated at the wooden replacement unit price of 220,000 yen/sqm over a 22-year statutory life, and being new it carries the full 22 years. The roadside value ran 67,000 yen in 2024, 69,000 in 2025 and 71,000 in 2026.
The first thing we checked was whether this is a multiplier area. Within the same Onanminami in Funabashi, the 3-chome side is an urbanisation control area, and on 30 August 2026 we dropped a property in Onanminami 3-chome for exactly that reason. No sharp change indicating a step or retaining wall of 1 m or more appeared. With no lot number published, however, this is not the ground of the site itself.
