A 6.00 million yen used detached house in Nitona-cho, Chuo Ward, Chiba City, a 14-minute walk from Omoridai Station on the Keisei Chihara Line. It is a two-storey wooden 3K built in August 1963 (63 years old), on 98.00 sqm of land (registered) with 64.28 sqm of floor area. The property is currently vacant.
The assessed ratio came to 107.8%. A 63-year-old wooden building is far past the 22-year statutory service life, so the building value is zero and the figure is land only. The 2026 inheritance tax roadside value is 66,000 yen per sqm (roadside value map 02021), and the effective site area is the listed 98.00 sqm as-is, giving 6,468,000 yen. Here is how the wall measurement failed. The property is listed on both Kenbiya and athome, but each carries only one exterior photo, and it is the same 214 by 153 pixel image. Requesting a larger size from athome's image service returned the original dimensions unchanged. What the photo does show is that the site sits higher than the front road and that a continuous masonry retaining wall runs across the front of the site. We tried three approaches to the height and none worked. First, counting the block courses: we took the vertical brightness profile of the wall face across three intervals and computed its autocorrelation, but no period corresponding to 20 cm emerged. JPEG degradation has erased the joints. Second, comparison against an object of known size: there is no car, no person and no entrance door anywhere near the wall. A utility pole appears at the top edge of the frame and we could measure its width, but the ground position at its base is obscured by planting and shadow, so the scale could not be fixed. Third, perspective geometry, checking whether the top of the wall sits above or below the camera's eye level: we detected the top edge column by column, and not even the sign of its slope was stable.
Elevation data did not substitute for the photo either. The Geospatial Information Authority's 1 m laser survey is not available at this location, and the 5 m laser shows only a smooth 4 to 5% gradient across three section lines, with no step detected. More fundamentally, the listed address stops at the town name with no lot number, and athome itself states that the map pin comes from geocoding the information the agency entered and may differ from the actual location. So the coordinates cannot be tied to a specific parcel.
