How We Checked This Property

The address is an oaza with neither a chome nor a lot number, and its roadside price maps span nine sheets. We record how we fixed the position by two independent methods and confirmed they agree, and how we checked for a flagpole plot after noticing the contact width was narrower than the road.

Locating the road price

The address, Maekaizuka-cho, is an oaza with neither a chome nor a lot number, and its roadside price maps span nine sheets. To fix a single road we took the coordinates in the listing HTML as the property position (they sit 1.23 km in a straight line from Tsukada Station, consistent with a 19-minute walk, so they are not the station's coordinates) and then located it on the sheet by two independent methods. The first was calibration against a lot annotation. We geocoded the annotation "298-4 / 301-24" on sheet 06075 through the Geospatial Information Authority address API, and from the relationship that the property lies about 200 m south of it derived a scale of 0.87 m/pt. The second used a river: we extracted the course of the Nagatsu River from Geospatial Information Authority tiles and measured that, at the property's latitude, the river centre lies 163 m east of the property, then mapped that onto the sheet. Both converged on the same position, placing the property inside an east-west elongated block bounded north and south by 135D.

Locating the road price

We checked the sensitivity. The band across the residential area of eastern Maekaizuka-cho runs from 125D to 150D. At the 135D we adopted the ratio is 85.0%, at 140D 88.1%, at 145D 91.3% and at 150D 94.4% — all above 80%. The roadside price needed to reach 80% is 127,068 yen/sqm, and the only value below that is the lowest band, 125D (78.7%). But 125D is attached to just two blocks off to the north-west, and under either calibration the property lies east of them. The 95D to 105D roads belong to the valley floor of the Nagatsu River and the edge of the urbanisation control area, not to this property's block. For the three-year series we tracked the same roads on the same sheet: the block itself went 125D to 130D to 135D and the block to its north-west 115D to 120D to 125D, both rising 5D a year, which cross-checks that we did not confuse one road for another. The leasehold ratio symbol is D (60%).

Effective land area

We used the listed 105.77 sqm as the effective residential area. The private road burden reads "no". However, because the 4.2 m contact width is narrower than the 6.4 m frontage road, we checked for an extended site (a flagpole plot). It is not one. Neither the listing text, the restrictions field nor the features list contains the words for flagpole, extended site or alley strip, and on the Geospatial Information Authority map the property sits at the northern apex of a wedge-shaped block that widens to the south. The narrow frontage comes from the block itself tapering at that apex, not from a flagpole strip. The site photographs also show the entrance porch immediately behind the frontage road with the parking space alongside it — not the shape of a plot reached down a long alley.

On-site check from photos

We opened three photographs (one including the frontage road and two exteriors) and judged the whole perimeter of the site, not just the road side. There is a rise of earth from the frontage road (north-west) up to the site, but it is a natural toe of slope rather than a retaining structure. We measured against two reference objects. Taking a folding gate (standard 1.2 m) as 200 px gives 0.006 m/px, and the 65 px difference between the gate base and the road surface is 0.39 m. Using a covered car (roof height about 1.45 m) gives 0.84 m, but the car is parked back from the boundary and the overhead viewpoint makes distant ground appear higher, so we did not adopt it. The earth-retention height is about 0.4 m, rising to at most 0.6 m at the eastern end where the road slopes down from west to east. On the west side the decorative block wall on the boundary stands about 1.35 m to its top, but the ground differs by only about 0.12 m across it, making it a screen wall rather than earth retention. The east side is wooden and metal fencing with woodland, at much the same level. The Geospatial Information Authority's 5 m laser survey data gives 19.2 m at the centre of the site, 18.7-19.5 m within a 10 m radius and 17.7-19.8 m within 20 m — a gentle gradient with no room for a metre-class step.
