A listing with not a single site photograph. We searched the other three sites and could not supply one. This record separates what we could verify from what we could not.

On-site check from photos

The listing images are limited to the floor plan, the site layout drawing and pictures of nearby facilities; neither the exterior nor the frontage road appears anywhere. This is not a retrieval failure, the images do not exist on the listing. We retrieved athome's full 18-item list of second-hand detached houses in Maruyama, Funabashi, looking for a match at 17.8 million yen, 202.4 sqm, built September 1972, four rooms, and found none; Rakumachi and Kenbiya (both Funabashi) had no match either, partly because owner-occupied four-room houses rarely appear on investment property sites. Retaining walls, level differences, flagpole shape, terrace-house attachment and exterior condition therefore all remain unverified.

Locating the road price

Maruyama 2-chome spans four road price map sheets, with values ranging from 79,000 to 100,000 yen per sqm depending on the street. That spread is wide enough to flip the 80% judgement, so we calibrated the map using the property coordinates from the SUUMO HTML (lat 35.7496047177, lng 139.9862694494). Overlaying sheet 06032 on the Geospatial Information Authority base map by road network gave exactly one solution in which all of Maruyama 1 through 5 chome fall inside the sheet, matching the real layout with 2 and 3 chome west of the Tobu Noda Line and 4 and 5 chome east of it. The property falls near land numbers 13 and 14.

Locating the road price

Within 150m of the property the road prices are 88D (four streets, the most common), 90D, 89D, 86D and 84D, and we took the lowest of these, 84,000 yen per sqm, as the representative value. The most common 88D would give 85.2% and the adjacent 90D would give 87.2%. Only 79D would drop the figure below 80%, and that is a dead-end lane roughly 500m to the east which does not match the listed frontage of a 6m public road under Article 42-1-1. Across three years we tracked the same street on the same sheet, reading 74,000, then 80,000, then 84,000 yen.
