How We Checked This Property

Rather than reproducing the listing as-is, we checked the figures against the 2026 road price map and the three listing photos. The road price was taken after pinpointing the block from the property coordinates.

Locating the road price

We traced the blocks of Masuo 8-chome on the 2026 road price map (sheet 14174). Matching the coordinates held by the listing site against the Geospatial Information Authority's location for 8-chome block 1 gave a gap of about 13 metres, and the streets facing that row carry only two values, 81 and 82 thousand yen. We adopted the more conservative 81 thousand yen. Across the whole district the band is narrow, 79 to 84 thousand yen, and any choice within it lands the assessed ratio between 99.7 and 101.9 percent.

Building valuation assumptions

Completed in July 2026, the house retains the entire 22-year statutory life for wooden construction. As a result the building accounts for 64.7 percent of the assessed value and the land for only 35.8 percent. Building value declines in proportion to age, so the assessed ratio will fall over time even at the same price.

On-site check from photos

We reviewed three listing photos and enlarged the boundary wall twofold in two of them. The road in front is flat paving and the concrete parking apron sits at nearly the same level. The boundary wall along the road exposes only one course of concrete block, so the ground-level difference across it is 0.25 to 0.35 metres. The entrance porch has two or three steps, and no retaining wall, stepped approach, or slope face was visible.

Effective land area

There is no private-road burden or setback listed, and no area is given for sloped or road portions, so the surveyed 154.41 square metres was used in full. The corner lot faces two public roads, 4.4 metres on the north and 4.4 metres on the west, both directly abutting roads recognised under the Building Standards Act.

Rights and restrictions

The listing notes a residential land development regulation area, which is a city-wide designation in Kashiwa. Neither a retaining wall nor a step from site work was visible in the photos. Other designations include Article 22 fire-prevention zoning, the Landscape Act, a 10-metre height limit, and shadow regulations.

Changing to the Joban Line at Kashiwa puts central Tokyo about 45 minutes away with one transfer. The surrounding area is a low-rise residential district, and there is a Tobu Store supermarket in front of Sakasai Station.

Completed in July 2026, the house is a two-storey wooden 4LDK with 154.41 square metres of land (surveyed) and 102.67 square metres of floor area. It sits on a corner lot facing two public roads, 4.4 metres wide on the north and 4.4 metres on the west, both of which are roads recognised under the Building Standards Act. No private-road burden or setback is listed, so the full land area was used for the assessment. The property has a garden and parking for two cars, and it is vacant with immediate handover.
