How We Checked This Property
Rather than reprinting the listing, we checked the figures against three sheets of the 2026 roadside land price maps, the listing photographs, and national elevation data.
What We Could Not Confirm
- The frontage is a 4.0 m private road to the north, and the listing says nothing about an ownership share in it or about consent to pass and excavate. Rebuilding, and laying water and drainage lines, both need confirmation with the municipality and the road's rightholders.
- That private road carries no roadside land price of its own, so we borrowed the figure from the adjoining residential street. The margin over the price needed to reach 80% is only about 3.8%, so the assessment moves with how the band is chosen.
- The topography field says sloping but gives no area, so nothing was deducted. Elevation data puts the neighbourhood at a gentle 2% gradient, but the level change across this particular plot needs to be seen on site.
- The agent's comment calls this a tenanted property while the listing status is vacant. Whether it is currently let should be confirmed with the seller.
- There is no mains water or sewerage field and the listing notes well water, encroaching pipework, no piping diagram and unmarked boundaries. There is no parking space on the site.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A used detached house in Kamagaya 9-chome, a 14-minute walk from Kamagaya-Daibutsu Station on the Keisei Matsudo Line (formerly the Shin-Keisei Line). Changing to the JR Joban Line at Matsudo puts Ueno about 40 minutes away by train, roughly an hour door to door including the transfer. The surrounding area is a quiet Category I Residential district with gentle undulation.
The land is 70.00 sqm and the floor area 47.50 sqm, a two-storey wooden 2DK priced at 5.9 million yen. Built in January 1971, the house is over 55 years old. Under our valuation method a wooden building past its 22-year statutory service life is carried at zero, so this is effectively a land-value purchase.
Please note: the frontage is a 4.0 m private road on the north side, and the listing says nothing about an ownership share in that road or about consent to pass and excavate. Whether the house can be rebuilt, and whether water and gas lines can be laid, should be confirmed with the municipality and with the road's rightholders before you proceed. We have seen several listings that were similarly silent on road access turn out later to be non-rebuildable.
In the listing photos the ground level differs by roughly 0.3 to 0.5 m across the decorative block wall at the road boundary, short of the 1 m retaining height we use as an exclusion threshold. The entrance sits one or two steps above the road. The east elevation is fully exposed with its own downpipe and a clear gap to the neighbouring house, so this is a free-standing house rather than a terraced or row house.
Disclosed matters include a waiver of the seller's liability for non-conformity, unmarked boundaries, encroaching pipework, well water instead of a mains supply, and no piping diagram. The listing describes the topography as sloping but gives no area for the sloped portion, so nothing has been deducted from the land area. There is no on-site parking, and while the agent's comment calls it a tenanted property, the listing status is vacant — the two do not agree.
The assessed value is 4.9 million yen: the 2026 inheritance-tax roadside land price of 70,000 yen per sqm applied to 70.00 sqm. Against the 5.9 million yen asking price that is 83.1%. The roadside price has risen about 14.8% over three years, from 61,000 yen in 2024 to 65,000 in 2025 and 70,000 in 2026. With an entry price this small, how much weight you give to the disclosed matters and the road access will decide how you read this property.
