How We Checked This Property

Rather than reprinting the listing as it stands, we checked the figures against the 2026 roadside land value map and the seven photographs in the listing. Because the assessed ratio sits just above our threshold, we also set out how we chose the roadside value.

Locating the road price

We traced the streets of 4-chome Saginumadai on the 2026 roadside land value map (sheet 03147). The neighbourhood spans four sheets, so we overlaid the Geospatial Information Authority base map and the value map at the same scale and confirmed that the cul-de-sac turning circle and the diagonal street along the chome boundary line up before placing the property on the sheet. Every street within 100 metres carries 140,000 yen per square metre, which is also the most common value in the neighbourhood.

Locating the road price

The same sheet holds one street at 135,000 yen and one at 145,000 yen, and the choice moves the assessed ratio between 77.5 and 83.2 percent. The 135,000 yen street lies toward the south of the neighbourhood, away from the property, so we did not adopt it as the representative value. The figures for the values we did not take are given above.

Effective land area

Neither a private-road burden nor a set-back is recorded, the ground is flat and the lot is not flag-shaped, so we used the listed land area of 126.28 square metres from the register as the basis for the assessment. Note that this is the registered area, not a surveyed one.

Building valuation assumptions

The house was built in December 1973 and is 52 years old. That is well beyond the 22-year statutory life for timber construction, so our method values the building at zero and the whole assessment rests on the land.

On-site check from photos

We downloaded four on-site photographs out of the seven in the listing at full size and enlarged the section showing the road. The road and the site are at almost the same level, and the only boundary structure is a concrete footing about 15 centimetres high with a wooden fence. The ground is level on both sides of the footing, so it retains no earth. A car can be driven in directly from the road, there is almost no step to the entrance, and no stairway approach. The lot is neither flag-shaped nor a terraced house.

Rights and restrictions

The remarks state that a septic tank and a sewage basin are buried on the site. Whether the property is connected to the public sewer cannot be read from the listing. The only renovation on record is exterior wall and roof work in May 2012, and every field in the equipment section is blank.

What We Could Not Confirm

  • The lot number is not disclosed, so the position of the property rests on the coordinates given in the listing page. The roadside values in the area are split between 135,000 and 145,000 yen per square metre, and depending on which is taken the assessed ratio moves between 77.5 and 83.2 percent.
  • The remarks record a buried septic tank and sewage basin, so it is not clear from the listing whether the house is connected to the public sewer. If it is not, the cost of connection should be confirmed with the seller or the agent.
  • There are only seven photographs in the listing, so we could not check the condition of the roof and outer walls or the full perimeter of the boundary.
  • Every field in the equipment section is blank, so the current state of the kitchen, bathroom and water heater cannot be read from the listing. The owner is still living there, so this needs to be checked at a viewing.
  • The listing gives an 18-minute walk to the station, but the straight-line distance from the listing coordinates to Makuharihongo Station is about 795 metres, which works out at roughly 13 minutes once converted to a road distance. Because the lot number is undisclosed and the coordinates may be a representative point for the chome, we have kept the longer figure of 18 minutes as listed.

About This Property

This is a pre-owned detached house in 4-chome Saginumadai, Narashino City, Chiba Prefecture, an 18-minute walk from Makuharihongo Station on the JR Sobu Line. Makuharihongo is served by both JR and the Keisei Main Line, and Tokyo Station is about 45 minutes away with a transfer to a rapid service at Tsudanuma. The site is a quiet Category 1 low-rise residential district made up mainly of detached houses.

The asking price is 22,000,000 yen. The land is 126.28 square metres on the register and the building is 86.12 square metres, a two-storey timber house with a 4SDK layout built in December 1973. The frontage is wide: 21.0 metres onto a 6.0-metre road on the northeast side, with no private-road burden and no set-back noted. The ground is flat, the land is held in freehold, and free parking is included. The owner still lives there and the handover date is negotiable.

Our assessed value is 17,679,200 yen, all of it land, which is 80.4 percent of the asking price. The timber building is 52 years old, so under our method it is valued at zero and the figure rests entirely on the land. One caveat belongs here. That 80.4 percent sits just above our 80 percent threshold, and the conclusion moves with the roadside land value we adopt. On the 2026 roadside value map the streets in 4-chome Saginumadai are split between 135,000 and 145,000 yen per square metre. We took 140,000 yen because every street within 100 metres of the property coordinates carries that figure and it is also the most common value in the neighbourhood.
