This is a pre-owned detached house in 4-chome Saginumadai, Narashino City, Chiba Prefecture, an 18-minute walk from Makuharihongo Station on the JR Sobu Line. Makuharihongo is served by both JR and the Keisei Main Line, and Tokyo Station is about 45 minutes away with a transfer to a rapid service at Tsudanuma. The site is a quiet Category 1 low-rise residential district made up mainly of detached houses.
The asking price is 22,000,000 yen. The land is 126.28 square metres on the register and the building is 86.12 square metres, a two-storey timber house with a 4SDK layout built in December 1973. The frontage is wide: 21.0 metres onto a 6.0-metre road on the northeast side, with no private-road burden and no set-back noted. The ground is flat, the land is held in freehold, and free parking is included. The owner still lives there and the handover date is negotiable.
Our assessed value is 17,679,200 yen, all of it land, which is 80.4 percent of the asking price. The timber building is 52 years old, so under our method it is valued at zero and the figure rests entirely on the land. One caveat belongs here. That 80.4 percent sits just above our 80 percent threshold, and the conclusion moves with the roadside land value we adopt. On the 2026 roadside value map the streets in 4-chome Saginumadai are split between 135,000 and 145,000 yen per square metre. We took 140,000 yen because every street within 100 metres of the property coordinates carries that figure and it is also the most common value in the neighbourhood. At 135,000 yen the ratio would be 77.5 percent; at 145,000 yen it would be 83.2 percent. The lot number is not disclosed, so the position rests on the coordinates in the listing and that spread remains.
A second point: the remarks state that a septic tank and a sewage basin are buried on the site. Whether the house is connected to the public sewer cannot be read from the listing, and if it is not, the cost of connection may fall to the buyer. The only renovation on record is exterior wall and roof work in May 2012, with nothing for the kitchen, bath or interior.
