How We Checked This Property
Rather than reproducing the listing as given, we checked the figures against the 2026 roadside land value map (sheet 09068), all 14 listing photographs, and elevation data from the Geospatial Information Authority of Japan.
What We Could Not Confirm
- The listing's road frontage field is blank, leaving the width and direction of the front road unstated. We have not been able to support the agent's statement that the site can be rebuilt on with an actual width figure.
- The agent's comment carries the qualifier "there is also a site area condition." Category I Low-rise Exclusive Residential zones often set a minimum site area, and if the effective 90.45 sqm falls below it, whether the site qualifies for an exemption as one predating the ordinance needs to be confirmed with Matsudo City.
- The listing is inconsistent about the gas supply: the search-conditions panel says city gas while the equipment field says LPG. We have taken the more conservative reading of LPG.
- We judged from the wording that the 7.41 sqm of private-road burden is included in the stated land area rather than held as a separate parcel, but confirmation from the register would be desirable. The listing also says nothing about whether the boundaries have been marked.
- The photographs are mostly three site shots and a site plan, with none showing the interior. As the 47-year-old house is vacant, the condition inside needs to be checked in person.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A used detached house in Furukagasaki 4-chome, Matsudo City, Chiba, a 19-minute walk from Kita-Matsudo Station on the JR Joban Line (local service). Matsudo Station on the JR Joban Line is also within a 29-minute walk, putting Ueno and Tokyo about 30 minutes away with a change at Matsudo. The site sits on the flat lowland along the left bank of the Edogawa River. Measuring the surroundings on a 10-metre grid using the Geospatial Information Authority of Japan's 5-metre laser survey data gave elevations of 2.4 to 3.1 metres, and 2.0 to 3.1 metres across a 250-metre square, with no step-like change.
The property is a two-storey wooden 3LDK with 97.86 sqm of land (registry) and 72.16 sqm of floor area, built in March 1979 and therefore 47 years old. The asking price is 6,000,000 yen. It is currently vacant with immediate handover, and parking for two or more cars is included at no charge. In the listing photographs the road surface and the concrete apron are at the same level, so a car can be driven up to the gate without any step. The land is held in freehold, the land category is residential, and the zoning is Category I Low-rise Exclusive Residential within an urbanisation promotion area, with a building coverage ratio of 40 percent and a floor area ratio of 60 percent.
The 97.86 sqm of land includes 7.41 sqm of private-road burden. The listing states it simply as "private road burden: yes, 7.41 sqm" rather than as a fractional co-ownership share, so we treated it as included in the stated area and evaluated the land at an effective 90.45 sqm. Multiplying by the 2026 inheritance-tax roadside land value of 81,000 yen per sqm gives a land assessment of 7,326,450 yen, or 122.1 percent of the 6,000,000 yen price. Without the deduction, using the full 97.86 sqm, the figure is 132.1 percent, so the assessment exceeds the price either way. The building is 47 years old, past the 22-year statutory service life for wooden construction, so it is carried at zero in the assessment. The roadside land value has risen three years running: 71,000 yen per sqm in 2024, 76,000 in 2025 and 81,000 in 2026.
Three points deserve checking before any purchase. The first is the road frontage. The listing leaves the frontage field blank, so neither the width nor the direction of the front road is disclosed. The agent's comment says the site can be rebuilt on, but without a width figure we have not been able to verify the frontage conditions ourselves. We also searched the other listing sites and the agent's own website, but found no other listing for this property from which to recover the width.
The second is the site area. The agent's comment continues, "it can be rebuilt on, but there is also a site area condition." Category I Low-rise Exclusive Residential zones often set a minimum site area, and if the effective 90.45 sqm falls below it, whether the site qualifies for an exemption as one that predates the ordinance needs to be confirmed with Matsudo City. The third is the gas supply, which the listing gives inconsistently: the search-conditions panel says city gas while the equipment field says LPG. We have taken the more conservative reading of LPG.
At 47 years old the wooden building carries no remaining value, but the land alone assesses above the asking price, making this a land-value proposition suited to renovation or rebuilding. Confirming the width of the front road and the minimum site area should make the decision considerably clearer.
