How We Checked This Property
We enlarged the single exterior photograph to measure the boundary wall, and calibrated the property's position on the 2026 valuation map using block coordinates before settling on a representative land value.
What We Could Not Confirm
- The frontage field is blank — no road width, category or orientation is given. Rebuild permission needs checking with the authorities and the agent.
- With no photograph of the road head-on, the difference in level between road and site could only be checked indirectly.
- A roughly 15-metre bluff runs through the district, and the withheld lot number means we cannot tell whether the site sits along it. If it does, retaining walls and the Chiba cliff ordinance need checking.
- At a 40% building coverage ratio and an 80% floor area ratio, a rebuild is capped at 171 sqm of footprint and 342 sqm of floor area.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
This is a three-storey timber-framed custom-built house a four-minute walk from Higashi-Nakayama Station on the Keisei Main Line. Built in October 2003, it is 22 years old, with 427.94 sqm of land (about 129 tsubo) and 215.29 sqm of floor area. The ground floor has an 8-mat Japanese room, a 13-mat Western room and a storeroom; the first floor a 24-mat living-dining-kitchen with underfloor heating plus a 10-mat room; the second floor a 14.9-mat room with a walk-in closet. Each floor has its own washroom. Shimousa-Nakayama Station on the Sobu Line is also within reach, putting central Tokyo around 40 minutes away.
Please note: the frontage field is blank — the listing gives no road width, category or orientation. Several properties on this site whose frontage field was likewise blank later turned out to prohibit rebuilding. Confirm rebuild permission with the ward office and the agent before contracting.
A second point: we could not fully verify the site's elevation. Of the ten photographs, only one shows the exterior and none shows the road head-on. Within that one image the boundary wall retains 0.3 to 0.5 metres and the steps from the front garden to the entrance rise about 0.5 metres over three treads — both below our one-metre exclusion threshold. However, national elevation data for Higashi-Nakayama 1-chome shows a bluff of roughly 15 metres between the low ground to the south-west (2.6-3.8 m) and the plateau to the north-east (17.1-19.2 m). Because the lot number is withheld we cannot tell which block the site sits in, so if it stands near that bluff, retaining walls and the Chiba cliff ordinance need checking.
The assessed value is 94.15 million yen for the land (220,000 yen per sqm times 427.94 sqm). At 22 years the timber structure has reached its 22-year statutory life, so the building is valued at zero, and the land alone gives 145.3% against the 64.8 million yen asking price. The road-frontage value rose from 195,000 yen in 2024 to 210,000 in 2025 and 220,000 in 2026 — a 12.8% gain over three years.
Zoning is Category I exclusively low-rise residential with a 40% building coverage ratio and an 80% floor area ratio, so a rebuild is capped at 171 sqm of footprint and 342 sqm of floor area; the current 215.29 sqm sits within that. Against a four-minute walk and 129 tsubo of land, the 145% ratio looks strong — the unverified frontage and elevation are what will decide it.
