About This Property
A vacant residential lot in Kamiyama-cho 3-chome, Funabashi City, Chiba, a 16-minute walk from Magomezawa Station on the Tobu Noda Line. The site measures 338.56 sqm (registered) and fronts directly onto a 9.5 m wide public road on its north side with 12.2 m of frontage. There is no building-contract tie-in, so the land can be bought on its own and the builder chosen freely. The lot is vacant and can be handed over immediately.
One caveat up front: the listing contains no photographs of the actual site. Of the ten images, one is a plot plan, five are CG renderings and interior images of a sample house plan, and four are photographs of nearby facilities such as the station and supermarkets. Even the image labelled "exterior" is a CG rendering of a building plan rather than the land itself. The same property is also listed on SUUMO, but with an identical image set and no site photographs. As a result we have not been able to verify the items we normally check from photographs: retaining walls, any step between the road and the site, stepped access, and cut slopes. The plot plan is used as the thumbnail to avoid any misunderstanding.
On the land valuation. Kamiyama-cho 3-chome spans four inheritance-tax road-price sheets, and the figures differ widely by street: neighbourhood roads run 88,000 to 105,000 yen per sqm, while the Kinoshita Kaido prefectural route runs 115,000 to 135,000 yen. The listing states that the land straddles two zoning categories, Category I Residential and Category I Low-rise Exclusive Residential. Measuring the national zoning dataset across a section perpendicular to the Kinoshita Kaido showed that Category I Residential exists only as a band roughly 30 m either side of the road centreline, and the listed 60 percent building coverage and 200 percent floor area ratio match that category. Combined with the north-facing 9.5 m public road frontage, we placed the lot on the south side of the Kinoshita Kaido and adopted 115,000 yen, the lowest figure along that stretch, as the conservative representative value. The three-year trend is 105,000 yen (2024), 110,000 yen (2025) and 115,000 yen (2026).
At that road price the land assessment comes to about 38.93 million yen, or 102.5 percent of the 38 million yen asking price. There is no building, so no building assessment. Had we taken 120,000 or 125,000 yen from the eastern stretch the figure would rise to 106.9 or 111.4 percent; even taking a neighbourhood-road band it would be 89.1 percent at 100,000 yen and 81.1 percent at 91,000 yen. The conclusion does not change under any reasonable choice of representative value, which adds confidence to this assessment.
On utilities, the listing shows sewerage and LP gas, while the mains water and city gas icons are not lit; the presence of connections and who bears the cost need to be confirmed with the seller or agent. Because two zoning categories apply, the permitted floor area ratio is calculated by area apportionment. The listing was published on 7 September 2026 and is therefore recent. The absence of site photographs is a real limitation, but on paper the access is good, with 12.2 m of frontage onto a 9.5 m public road, and the road price has risen for three consecutive years. This is a property worth considering once you have seen the site for yourself.
