About This Property
A tenanted detached house at 687-11 Toyoshiki, Kashiwa City, Chiba, served by two stations: a 17-minute walk from Kashiwa Station on the JR Joban Line (local service) and a 15-minute walk from Shin-Kashiwa Station on the Tobu Noda Line. It is a two-story wood-frame 3DK with 72.81 square meters of land and 66.24 square meters of floor area, built in December 1977 and now 48 years old. The asking price is 6.98 million yen, the listed gross yield is 8.59 percent, and the projected annual income is 600,000 yen (50,000 yen per month). It is sold as an owner change, with a three-year fixed-term lease that has been renewed on expiry and remains in force.
One point first: we could not find a single photograph of this property. The Rakumachi listing has no photo gallery element at all, and no image data including lazy-loaded URLs. This is not a failed retrieval; the photographs were never posted. We checked other sites without success. Suumo's listings for used detached houses in Toyoshiki, Kashiwa contain nothing matching the price of 6.98 million yen, 72.81 square meters of land, 66.24 square meters of building or a 1977 build (as a tenanted owner-change sale it is unlikely to appear in that category). Kenbiya returned nothing on either its investment property search or a keyword search, and athome returned an authentication page that could not be cross-checked. As a result, the presence of retaining walls, a level difference of a meter or more with the frontage road, stepped access, and slope faces or sloping ground are all unverified.
One concern in particular remains. A small 72.81-square-meter site combined with a 1977 build means we cannot rule out that this is a terraced house. We previously judged a property in Ohara 7-chome, Omiya Ward, Saitama City not to be terraced based on the listing photographs, only to find later that it was a terraced house and withdraw it. With no photographs at all, this property gives us even less to work with than that case. If you are considering a purchase, please confirm structural separation from the neighboring buildings on site or from the registry.
The treatment of area is straightforward. The private road burden field is blank in the listing, and there is no mention of setback, road dedication or sloping portions. We therefore made no deduction and used the listed 72.81 square meters (registry) as the effective site area. The site fronts a public road 7.50 meters wide on the northwest, which is on the wider side for a block street.
We adopted a fiscal 2026 road price of 110,000 yen per square meter. Because the listing publishes the parcel number, we obtained coordinates for 687 Toyoshiki from the national address API (35.845966 N, 139.96402 E) and confirmed they lie only about 140 meters from Rakumachi's own coordinates (35.84468420 N, 139.96426440 E). Toyoshiki in Kashiwa spans 23 road price map sheets for fiscal 2026, so we used the Tobu Noda Line, which appears on the same sheets, as a calibration line to identify the sheet covering the property (14127). Collecting every block street in Toyoshiki on the east side of that sheet gives 110,000 yen on four segments, the most common figure, with one segment each at 105,000, 125,000 and 140,000 yen. We excluded 170,000 yen along the Mito Kaido and 150,000 yen on the prefectural-road equivalent as arterials. The road price needed to reach 80 percent is 76,693 yen, so even the lowest figure observed nearby, 105,000 yen, gives 109.5 percent, and 96,000 yen, recorded previously at another point in Toyoshiki, still gives 96.0 percent: any error in identifying the sheet does not change the conclusion. The three-year figures are 96,000 yen in 2024, 105,000 yen in 2025 and 110,000 yen in 2026, a rise of 14.6 percent over two years.
On the building and the contract: the statutory useful life for wood-frame construction is 22 years, and at 48 years old this December 1977 building is valued at zero. The zoning is Category 1 mid-to-high-rise exclusively residential, with 60 percent building coverage and a 200 percent floor area ratio. On the contract side, special provisions state that the landlord bears no repair obligation during the lease (the tenant is responsible) and that the tenant bears no restoration obligation on termination. Holding costs for repairs are therefore light, but no restoration can be expected when the tenant leaves. Together with the three-year fixed-term lease structure, please verify the durability of the rental income against the contract itself.
