How We Checked This Property

We checked the site photos and lot plan on SUUMO, three sheets of the 2026 route price maps, and elevation data from the Geospatial Information Authority of Japan to confirm the area of the access strip, the height difference at the wall, and the route price band.

Locating the road price

On the 2026 route price map (sheet number 58145) we located the block at Musashinodai 1-chome 16 and went through the local streets of the district, including the neighboring sheets 58146 and 58138. Routes priced at 140,000 yen/m² are the most common, so we used that as the representative value (unchanged for three years). The Nishitama Sangyo Road that the lot touches is priced at 150,000 yen/m²; using that gives an assessed ratio of about 101.7%.

Effective land area

The 38.58 m² access strip is deducted from the listed 193.24 m², and the assessment uses an effective area of 154.66 m². The strip was calculated from the lot plan dimensions (2.411 m along the road × 16.000 m along the neighbors' boundary). Using the frontage of about 2.38 m in the listing text (measured between the neighbors' block walls) would make the strip about 38.1 m², but we used the lot plan figure, which gives the larger deduction. The regular-shaped part matches the about 46.8 tsubo (154.7 m²) stated in the listing.

On-site check from photos

We checked the site photos, including the road in front, and the photo of the land. The access strip is flat gravel with no step down from the metropolitan road. On the north side of the strip there is a low block wall with a fence, level with the neighbor; on the south side there is a block wall (about 1.3-1.4 m) with a fence. Because the photos' perspective did not show whether the south wall retains earth, we read elevation data from the Geospatial Information Authority of Japan (5 m mesh) within ±70 m of the property. The largest difference between adjacent points was 0.39 m, with no 1 m-class step, so we judged the wall to be a boundary wall. The main plot (about 11.8 m × 13 m) is also flat, vacant land with no retaining wall or slope.

Rights and restrictions

The access strip is 16.0 m long with a frontage of about 2.4 m. Under the Tokyo Building Safety Ordinance, a strip up to 20 m long needs a frontage of at least 2 m, but a building with a total floor area over 200 m² requires at least 3 m. Although the 200% floor area ratio allows about 386 m² on paper, a plan exceeding 200 m² would not meet the ordinance.

What We Could Not Confirm

  • We judged from the photos and elevation data that the block wall on the south side of the access strip (about 1.3-1.4 m) does not retain earth, but the neighbor's ground level has not been checked on site.
