How We Checked This Property
We counted the local-road prices for Hakusan 2-chome on two sheets of the Reiwa 8 roadside price map, and used the listing's lot plan and four exterior photos to check the shape and steps of the access passage and the condition of the main part of the lot.
What We Could Not Confirm
- The 115.00 ㎡ access passage is a desk estimate based on the building plan summary, not a surveyed figure. If the effective land area changes, the assessment ratio also changes, so it needs to be confirmed with a survey map.
- The lot number is not published, so the road the property fronts and its road-price section have not been identified. On the 175,000–185,000 yen/㎡ sections in the central to eastern part of Hakusan 2-chome the assessment ratio would be about 118–125%, but if the property fronts the 95,000–105,000 yen/㎡ sections at the western edge of the chome it falls to about 64–71%.
- The east (far end) and north boundaries of the main part of the lot are not shown in the photos, so the height difference with neighboring land and whether there are retaining walls have not been checked.
- The legal restrictions field mentions the "Agricultural Land Act", but the land category is residential land and the details are not given in the listing. Connection of the public sewer into the lot was also listed as under investigation as of November 29, 2024, and its current status is unconfirmed.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
⚠️ This lot is a flag-shaped lot. It touches the 4.5 m wide public road on the west side for only 2.5 m; an access passage (the "pole") about 2.5 m wide runs for about 25–26 m, then widens slightly for about 13 m before reaching the main part of the lot (about 12.2 m wide). The registered area of 282.76 ㎡ includes 115.00 ㎡ of access passage (according to the listing's remarks; this is a desk estimate based on the building plan summary), so the assessment uses 167.76 ㎡, the area excluding the access passage. In addition, the listing's remarks are dated "as of November 29, 2024" and the photos were taken in November–December 2024, so the property may have been on the market for a long time. Current conditions and terms may have changed since then, so confirmation with the broker is a prerequisite.
This is a plot of land for sale in Hakusan 2-chome, Abiko, Chiba, a 9-minute walk from Abiko Station on the JR Joban Line. The price is 24.8 million yen (290,000 yen per tsubo); the land is freehold with no private-road share. It is in a Category 1 low-rise exclusive residential zone (building coverage 60%, floor area ratio 150%) within the urbanization promotion area; the land category is residential land and the terrain is flat. An old two-story house stands on the main part of the lot; it is sold as is, available for immediate handover, with no building conditions. Public water and city gas are available; a public sewer main runs under the front road, but connection into the lot was listed as under investigation as of November 29, 2024. The legal restrictions field mentions the "Agricultural Land Act", and how this relates to the residential land category cannot be determined from the listing, so it needs to be confirmed. Under the Chiba Prefecture Building Standards Ordinance's rules on flag-shaped lots, a detached house can be built with a road frontage of 2 m or more, but row houses (over 100 ㎡) and apartment buildings need a passage width of 6 m when the passage is longer than 25 m, so the lot is hard to use for an apartment and is effectively a lot for a detached house. The transaction is brokerage under a general agency agreement.
The Reiwa 8 (2026) roadside land price of 175,000 yen/㎡ is used as the representative value. Hakusan 2-chome spans two sheets of the roadside price map (14357 and 14372); among its local roads, 175,000 yen/㎡ and 180,000 yen/㎡ each appear on five sections, a tie, so the lower value of 175,000 yen/㎡ was adopted. This gives an assessment ratio of about 118.4%, or about 121.8% at 180,000 yen/㎡. The old house is not included in the assessment, which covers the land only. The same 175,000 yen/㎡ section was 155,000 yen/㎡ in 2024 and 165,000 yen/㎡ in 2025. However, the lot number is not published and the road the property fronts has not been identified. If it fronts the 95,000–105,000 yen/㎡ sections at the western edge of the chome, the assessment ratio falls to about 64–71%.
Checking one lot plan and four exterior photos, the access passage is asphalt-paved and flat, with a step of about 0.1 m (a curb) at the public road. The south side of the passage has a curb about 0.2–0.3 m high; the north side has the neighbor's block wall (about 1.0–1.2 m), but the neighbor's ground is almost level with the passage, so the retained height is about 0.3 m or less. The main part of the lot is a flat garden and the old house, edged with one or two courses of block (about 0.2–0.4 m). No retaining walls, steps of 1 m or more, stairs or slopes were seen. However, the east (far end) and north boundaries of the main part are not shown in the photos, and the height difference with the neighboring land has not been checked. For nearby facilities, distances to the convenience stores and supermarket are as stated by the listing source, and distances to restaurants are straight-line distances from the centroid of Hakusan 2-chome.
