This is a newly built detached house in Miyashita-honcho 1-chome, Chuo Ward, Sagamihara, a 19-minute walk from Sagamihara Station on the JR Yokohama Line and a 22-minute walk from Tamasakai Station on the Keio Sagamihara Line. From Hashimoto Station on the JR Sagami Line it is a 12-minute bus ride to the Miyashita stop, then a 9-minute walk. The area is a Category 1 low-rise residential zone close to the city boundary with Oyama-machi, Machida, Tokyo. Using the distances in the listing's nearby-facilities section, Lawson Sagamihara Miyashita-honcho 2-chome is about 386 m away, the Belc Sagamihara Miyashita-honcho supermarket about 573 m, and 7-Eleven Sagamihara Miyashita about 698 m. For restaurants, measured as straight-line distances from the map coordinates in the SUUMO listing to their OpenStreetMap positions, Min Min is about 290 m, Susukino Ramen about 660 m, and the Indian restaurant HAVELI about 670 m.
⚠️ This is a flag-shaped lot. According to the lot plan, it reaches the 6.03 m-wide public road on the north side (a road under Article 42(1)(i) of the Building Standards Act) through an access strip (the "pole") 2.854 m wide and 14.55 m long. There is also a 6.0 m road on the south side, but this lot does not touch it. The listed land area of 132.11 m² (surveyed) includes about 41.53 m² of access strip, which serves as the driveway and tandem parking for two cars; the regular-shaped part where the house stands is about 90 m². We therefore applied the road price to an effective site area of 90.58 m², excluding the strip. Without that deduction the assessed ratio would be about 117%, so the figure in this article is the lower one.
The house is Building No. 1 of the five-unit new development "Miyashita-honcho No. 44" and is the last unit remaining; the other four are marked as sold on the lot plan. It is a two-storey wooden 4LDK plus storage room with 95.57 m² of floor area (51.43 m² on the ground floor and 44.14 m² upstairs).
