We checked three sheets of the FY2026 route price map, on-site photos of the same property listed on SUUMO, and the site plan on Kenbiya to confirm the route price band of the adjoining road, height differences around the site and how the floor area including the garage is treated.
What We Could Not Confirm
- The route price of the south side road of the Aihara-Motohashimoto overpass that the property faces is 185,000 yen/m², a lower band than the representative value of 215,000 yen/m². Using 185,000 yen/m², the assessed ratio would be about 84.2% (land 11,486,650 yen + building 25,137,200 yen = 36,623,850 yen).
- The boundary with the neighbouring plot to the south (rear) does not appear in any photo, so the height difference and any retaining wall there have not been confirmed. GSI elevation data could only be obtained for one point at the centre of the site, so the north–south height difference could not be supplemented.
- The yield is stated as not yet set, and the listing gives no expected rent if the house were let.

This is a newly built detached house in Hashimoto 7-chome, Midori Ward, Sagamihara, Kanagawa — house No. 1 of a two-house development. The nearest station is Aihara on the JR Yokohama Line, a 10-minute walk, and Hashimoto Station is an 18-minute walk. It lies in a Category 2 medium-to-high-rise exclusive residential zone (building coverage 60%, floor area ratio 200%) within the urbanisation promotion area and a quasi-fire prevention district, and faces, on the north-west, a public road about 27.2–29.4 m wide with a sidewalk, on the side-road side of the Aihara-Motohashimoto overpass (a grade separation with the JR Yokohama Line). According to the distances stated in the listing, 7-Eleven Sagamihara Hashimoto 7-chome is 381 m away, Drug Seims Sagamihara Aihara 605 m and OK Hashimoto 871 m. As the listing gives no restaurants, we supplemented them with straight-line distances from the point obtained by geocoding the address on SUUMO (Hashimoto 7-chome, block 16) with the GSI address search: Shokusai Tamura about 360 m, Aji no Mingei about 390 m and McDonald's about 430 m (OpenStreetMap; all within Midori Ward, Sagamihara).
The price is 43.5 million yen. The land is 62.09 m² (surveyed) and freehold, and the building is a three-storey wooden house (post-and-beam construction) with a total floor area of 114.26 m², 4LDK (per SUUMO; Kenbiya lists it as 3LDK or more), including a 9.93 m² built-in garage on the ground floor. The completion date is January 2026 on Kenbiya and December 2025 on SUUMO; we show the earlier December 2025 (it is 0 years old either way). It faces south and is described as having a bathroom TV, dishwasher, water purifier, attic storage and smart key, with a view of the Tanzawa mountains from the third floor. It uses propane gas, public water and public sewerage. The yield is not yet set. The listing states that the site is within a known buried cultural property area.
The assessed ratio is about 88.5%. For the route price we used 215,000 yen/m² (leasehold ratio D), the most common value on the local streets across Hashimoto 7-chome, on the FY2026 route price map. The same route rose from 195,000 yen (FY2024) to 205,000 yen (FY2025) and 215,000 yen/m² (FY2026), about 10.3% over two years. ⚠️However, the south side road of the Aihara-Motohashimoto overpass that the property faces is in a lower band of 185,000 yen/m², and at 185,000 yen/m² the assessed ratio would be about 84.2%. ⚠️The building is also valued on a floor area that includes the built-in garage (8.7% of the total floor area); excluding the garage, the ratio would be about 83.45% even at 215,000 yen/m². As the house is new, its assessed building value will decline year by year.
Kenbiya's listing has only a floor plan and a site plan, so we checked the surroundings using on-site photos of the same property listed on SUUMO (address, areas and price match). The site is level with the side road to the north, and the built-in garage is flush with the road surface. The neighbouring plot to the east (a materials yard) and house No. 2 to the west are also at the same ground level; no retaining wall, stepped access or flag-shaped lot was seen, and the two houses are detached from each other. ⚠️The boundary with the neighbouring plot to the south (rear) does not appear in any photo, so the height difference there has not been confirmed. The property was listed on Kenbiya on 4 October 2026.
