Rather than relying on the listings alone, we counted the local-street route prices in Nishihashimoto 1-chome on four FY2026 route price maps and checked the flag-shaped access strip and the site against the lot plan, nine site photos and the figures in the Kenbiya and SUUMO listings.
What We Could Not Confirm
- The route price on the road the property faces is 240,000 yen/m² (possibly 245,000 yen/m² on the west side, judging from the lot plan's orientation), a lower band than the representative 250,000 yen/m². Using the frontage value lowers the assessed ratio to about 90.2% (about 92.1%).
- The listings disagree on the land area (Kenbiya 138.03 m² registered / SUUMO 142.22 m² registered). This, including how the 'subdivided portion' on the lot plan is treated, needs to be checked against the land register.
- Kenbiya's current-condition field says there is an old house, while SUUMO and the photos show a vacant lot. The condition at handover needs to be confirmed with the agent.
- The access strip is 2.36 m wide on the lot plan and 2.3 m on SUUMO. Whether a car can be parked there and how it affects building plans need to be confirmed by survey.
- Because the zoning is Industrial, factories or warehouses may be built next door. Land use in the surrounding area needs to be checked on site.

Hashimoto is the terminus of the Keio Sagamihara Line, with direct trains towards Shinjuku. The SUUMO listing puts The Big Sagamihara Nishihashimoto supermarket a 5-minute walk away.
The land is freehold. The listed area differs between Kenbiya (138.03 m² registered) and SUUMO (142.22 m² registered), so we use the smaller figure of 138.03 m². It is a flag-shaped lot that reaches the roughly 6 m-wide public road on the southwest through an access strip about 2.36 m wide and 11 m long. The zoning is Industrial (60% building coverage, 200% floor area ratio): houses can be built, but the remarks note that factories may be built nearby. There is no building condition and no private road burden, and public water, public sewerage and city gas are available.
For the FY2026 route price, we used 250,000 yen/m², the most common value on the local streets of Nishihashimoto 1-chome. The same route has risen from 225,000 to 235,000 to 250,000 yen/m² over three years. Deducting the roughly 26 m² access strip and valuing about 112 m² as usable residential land gives about 28.01 million yen, an assessed ratio of about 94.0% of the price. Without deducting the access strip, it would be about 115.8%.
