How We Checked This Property
We cross-checked four sheets of the 2026 road price map and two listings of the same property (photos, areas, road access and zoning) to confirm how the representative road price was chosen, how the private road share is treated, and the ground levels around the lot.
What We Could Not Confirm
- One listing states that there is a certain restriction on building, but its content is not described and needs to be confirmed with the agent.
- The listing describes the location as on high ground. The northern (rear) boundary does not appear in the photos, so the level difference and any retaining wall there have not been confirmed.
- The height of the retaining wall on the western boundary (about 0.7-0.9 m) is an estimate from photos, not a measurement.
- Only the chome is disclosed, so the road price of the front road itself could not be identified. Road prices on local streets in the chome range from 125,000 to 170,000 yen/m².
- The asking price is below the road-price value of the land, and the listings do not explain the reason.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A pre-owned detached house in Maebara-higashi 5-chome, Funabashi, a 13-minute walk from Maebara Station on the Keisei Matsudo Line (12 minutes in one listing). From JR Tsudanuma Station on the Sobu Line it is a 7-minute bus ride to the Takinoi 4-chome stop and then a 6-minute walk. The area is a Category 1 medium-to-high-rise residential zone; according to the listing, the Top Mart Tsudanuma supermarket is 568 m away and Sugi Pharmacy Tsudanuma is 532 m away. Chinese restaurants and a Japanese family restaurant are within roughly 500-600 m of the listed map position (OpenStreetMap).
The asking price is 15.0 million yen. The land is 114.52 m² (registered, about 34.6 tsubo, freehold), and the building is a two-storey wooden 4LDK with 91.57 m² of floor area, built in November 1984. The kitchen, bathroom and toilet were replaced and the interior renovated in February 2016, and the exterior was renovated in July 2023. The lot faces a 4.5 m road on the south side and has one parking space. It is available for immediate handover, and the listing notes that it was previously rented out at 95,000 yen per month. There is a private-road share of 58 m² × 1/6, which we treat as a separate share and do not deduct from the land area.
The assessed value ratio is about 122%. Maebara-higashi 5-chome spans four sheets of the road price map, and the road prices on its local streets range from 125,000 to 170,000 yen/m². We use 160,000 yen/m² (2026), the most frequent value, as the representative price; the same road rose from 145,000 yen (2024) to 155,000 yen (2025) and 160,000 yen/m² (2026), about 10% over two years. Using the northern part's 135,000 yen/m² gives about 103%, and even the lowest band in the chome, 125,000 yen/m², gives about 95%. Because the wooden building is 41 years old, it is not included in the assessment and the property is valued on land alone. The asking price is below the road-price value of the land at the representative price (about 18.32 million yen), and the listings do not explain why.
⚠️ One listing states that there is "a certain restriction on building (ask the agent for details)" without describing it. Neither listing mentions that rebuilding is prohibited or that a cliff ordinance applies, but the content of the restriction needs to be confirmed with the agent. In the photos, the front of the lot is at roughly the same level as the road with no retaining wall, and a concrete-block earth-retaining wall about 0.7-0.9 m high is visible on the western boundary. The listing describes the location as "on high ground", and the level difference on the north (rear) side, which does not appear in the photos, needs to be checked on site.
